For the most part,
activities of the Property Committee have focused on the maintenance
of our aging infrastructure. The biggest expenses were concerned with
the air and heating systems. The main unit in the sanctuary was
replaced with money from the AFLAC stock shares. At present, all
systems are working and no major problems are anticipated.
The facility
showing the most wear is the church house. The interior has not been
painted for several years. The peeling paint around the windows needs
to be removed and the entire interior repainted. This task hopefully
will be accomplished this year.
Outdoor lighting
was a problem but it has been attended to. We are still troubled with
night lights which tend to stay illuminated on darker days,
especially in the winter. I think this is a problem with the
photo-sensitive switches and one we will have to endure.
Out electric bill
is larger than it should be and we should be able to realize some
savings this year if we concentrate on conservation. Closet and
bathroom lights should be checked when buildings are secured after
use. Thermostats should be adjusted to the appropriate temperature
depending on the season. Check out task lists should be posted on
primary exit doors.
Water is another
area in which we can reduce costs. Toilets should be checked when
buildings are closed after use. We can also reduce summer grass
watering times to the minimum necessary to keep the lawns healthy.
The Council has
addressed the problem of security. We received an estimate to re-key
all locks and it was about $450. This task should be high on our
priority list to be done should we have some extra funds this year.
The door locks
continue to be a problem in the sanctuary. The doors are heavy and
the locks are worn with twenty plus years of service. However,
replacement is extremely expensive and not likely to be within our
budget for some time to come. The locks work if one is patient. We
probably ought to unlock just one of the two doors at each entrance.
We dont have a lot of traffic and that would reduce the wear
and tear on the doors. Perhaps we should put a sign on the inside of
one of the doors stating use other door. Upon
exiting is when people use both doors.
Refurbishing the
scout house was a major undertaking. Many thanks to the scouts and
their leaders for undertaking this project.
We have problems
with the paper towel dispensers. Most of them are no longer
being used and the current basket system is unsanitary and wasteful.
This problem should be addressed in the near future.
From a budget
standpoint, we have spent less on repair and maintenance that was
budgeted for this year with the exception of the new sanctuary air
and furnace system which was not really a budgeted item. Hopefully,
we will be able so stay within budget this coming year. No major
problems are expected.
